Summer 2025, Last Minute Bookings for Vacation Homes on the Rise

Demand for vacation rentals in Italy remains high, despite economic pressures. Despite the inflationary context and the entry into force of new regulations, many Italian hosts are optimistic about the summer. This is revealed by a new survey conducted by the Holidu platform, which analyzes emerging trends, the main critical issues and expectations for 2025.

66% of hosts say they are satisfied with the level of bookings for 2024. Looking ahead, 76% expect bookings to increase in 2025, while 19% expect demand to remain fairly stable. More than half of respondents (53%) plan to increase prices next year, with increases generally limited to 10%. The main reasons for these increases include increased management costs, investment in renovations, and higher taxes. The average price per night is expected to be €179 for summer 2025.

Hosts are reporting changes in traveler behavior. Twenty-seven percent expect more last-minute bookings, while 26 percent expect shorter stays. Additionally, 36 percent see increased price sensitivity, and another 38 percent see a moderate change in price sensitivity. Overall, three in four hosts believe guests are more price-conscious than in previous years.

Families with children (64%) and couples (57%) remain the main targets for 2025. However, interest in groups (15%), seniors (15%) and short stays (24%) is also growing. Other growing segments include travellers with pets (22%) and outdoor enthusiasts (12%).
Solutions for singles (10%), digital nomads and remote workers (7%) are also emerging.
There are also other trends that are influencing the offer, such as travelling with animals (21%) and the
change of destinations due to the climate (17%). Hosts are responding by adapting their proposals to the new needs.

The economic environment remains a concern. For 55% of hosts, inflation and rising costs are the main challenge for 2025. Excessive red tape is cited by 39%, while 18% report overcrowding during peak seasons. Additionally, 26% already see regulatory requirements as a barrier to renting. Of those affected, 72% report an increase in administrative burden as a result of new regulations.

“Vacation rentals remain an important opportunity for hosts and local economies,” says Giorgia Gallazzi, Head of Italy and Eastern Mediterranean at Holidu. “Despite the challenges, most hosts expect stability or growth. Their optimism demonstrates the resilience of the sector and the importance of local support, technology and professional advice.”
